Strategic Portfolio Consolidation for IRIS Software Group
Hanway Commercial has successfully advised IRIS Software Group on strategically consolidating its UK property portfolio, delivering a more streamlined, cost-effective, and operationally aligned estate.
The project has involved the disposal of several freehold and leasehold properties across the UK. Notable transactions included selling a quasi industrial/office building at Martland Mill Business Park in Wigan for a 3,000 sq. ft. freehold office in Otley, Leeds. These disposals played a critical role in reshaping the portfolio to better reflect IRIS’s current operational footprint and future business requirements.
Hanway has also successfully negotiated the surrender of two leasehold offices—One City West in Leeds for a 16,100 sq ft and Park House in Peterborough for an 8,300 sq ft—unlocking future collective liability savings. These surrender negotiations have significantly reduced operational liabilities and supported IRIS’s shift to hybrid working by enabling the consolidation of staff into regional hubs.
Additional disposals included offices at Quayside Studios (Grimsby), Ducketts Wharf in Bishops Stortford, and Buchanan’s Wharf North in Bristol.
